Aylo

This tenant build-out transformed unconditioned enclosed space (with a dirt floor!) into a modern and comfortable patient service area. Located in Conyers, Georgia, the build-out of this two-story primary care medical facility was undertaken in three phases. To accommodate business operations, which provide care seven days a week, Phases II and III were performed after clinic operating hours. Cotterpin Construction worked as a team with the Facility Manager and Construction Manager to manage budget and schedule risks evident in the internally drafted drawings. In addition to the professional trade partner resources engaged by Cotterpin Construction, maintenance-focused subcontractor resources, which had existing working relationships with the organization, were incorporated into the project. The Cotterpin team successfully completed the project without disrupting existing operations.
Industrious

Industrious at Old Fourth Ward is a premium flexible office space in an historic Atlanta neighborhood adjacent to the Atlanta Beltline. The project included demolition and a full buildout of the space. Central to project aesthetics is a prominently featured, custom crafted architectural millwork ceiling installation. The hanging ceiling transformed a 2-D design into a 3-D reality which accommodated existing structural components like concrete columns and beams. The ceiling was constructed using mortise and tendon techniques.
Buildout components included private offices, multiple conference rooms, a breakroom with kitchen features and restrooms which required plumbing changes in the first-floor concrete slab. The project included coordination of a complex AV package.
The Russell Innovation Center for Entrepreneurs (RICE)

The Russell Innovation Center for Entrepreneurs (RICE) is Atlanta’s home for Black entrepreneurs. Positioned as a business generator, the facility is located between Atlanta University Center and Castleberry Hill neighborhood. The Chase lounge is a leasable space for external events and meetings which align with RICE’s mission. With capacity for 30, it includes casual meeting space with break facilities and modern AV/presentation capabilities. The space features a custom ceiling and architectural millwork.
Realm

Realm is a 29-story highrise condo building located in Atlanta’s most recognizable neighborhood – Buckhead, and situated on Peachtree Street across from the Intercontinental Hotel. Cotterpin built two projects simultaneously – the renovation of the 2,300 SF Club Room, a key amenity on the eighth floor which allows residents space for entertaining and includes a catering kitchen and fireplace, and the 6,400 SF entrance lobby, reception area, elevator lobby and first floor lounge with bar and kitchen.
Elegant, custom, and high-end interiors crafted by Habachy Designs include a live moss wall water vapor fireplace, glass wall system, a curved reception desk with custom metal panels and custom crafted lettering, and a curved millwork slat wall behind the desk. Cotterpin Construction provided preconstruction services, including value engineering services, for a year and a half in order to preserve the aesthetic intent for the space while managing the budget.
Cotterpin Construction collaborated closely with the five-person Condo Association Board and the Property Manager, FS Residential, to achieve timely permitting through the City of Atlanta, and to pivot when unforeseen conditions were revealed during the renovation.
The project was completed in phases and required the temporary relocation of the reception area. Careful planning for the maintenance of tenant entrance, egress and safe passage was implemented throughout the project.
